This Refund & Cancellation Policy explains how cancellations, appointment changes, refunds, and non-attendance charges apply to services booked through Landlord Safety Experts.

1. Definitions

Company / We / Us
Landlord Safety Experts.

Customer / You
Any individual, landlord, letting agent, property manager, or business that books a service with us.

Services
Property compliance and certification services including, but not limited to:

  • Gas Safety Certificates (CP12)

  • Electrical Installation Condition Reports (EICR)

  • Energy Performance Certificates (EPC)

  • Fire Risk Assessments

  • PAT Testing

  • Asbestos Surveys

  • Other related property safety inspections and reports

Booking

A confirmed appointment scheduled for an inspection, assessment, or certification service.

Working Day
Monday to Friday, excluding public and bank holidays in England and Wales.

2. Bookings & Payment

Bookings are considered confirmed once payment has been received, unless otherwise agreed in writing.

Where payment has not been received, appointments may remain provisional and can be amended, rescheduled, or cancelled.

3. Cancellations by Customers

Customers may cancel a booking by contacting us via telephone or email.

To avoid charges, cancellations should be made at least 24 hours before the scheduled appointment time.

Cancellations made less than 24 hours before the appointment may be subject to an administration fee.

4. Rescheduling Appointments

Customers may request to reschedule an appointment at any time, subject to availability.

Rescheduling requests made less than 24 hours before the appointment may incur an administration charge.

We will make reasonable efforts to arrange an alternative appointment at a convenient time.

5. Non-Attendance & Access Issues

If our engineer or assessor attends the property and the inspection cannot be completed due to circumstances outside our control, an attendance charge may apply.

This may include situations where:

  • Access to the property is unavailable

  • Incorrect property details were provided

  • No responsible person is present

  • Utility services required for testing are unavailable

  • Access to meters or equipment is restricted

  • Tenants or agents fail to provide agreed access

Any attendance fee will reflect costs already incurred by Landlord Safety Experts.

6. Refunds

Approved refunds will normally be processed back to the original payment method used at the time of booking.

Refund processing times may vary depending on your bank or payment provider.

Refunds may be issued where:

  • A booking is cancelled in accordance with this policy

  • We are unable to provide the booked service

  • A duplicate payment has been made in error

Refunds will generally not be provided where:

  • An engineer has already attended the property

  • The appointment could not proceed due to access issues or customer non-attendance

  • Administration, parking, congestion, or travel costs have already been incurred

7. Cancellations by Landlord Safety Experts

In rare circumstances, we may need to cancel or reschedule an appointment due to events beyond our reasonable control, including:

  • Staff illness

  • Severe weather conditions

  • Emergency appointments

  • Vehicle breakdowns

  • Operational requirements

Where possible, we will provide advance notice and arrange an alternative appointment.

If no suitable alternative appointment can be agreed, you may request a full refund of any fees paid for the cancelled service.

8. Additional Works & Remedial Services

Inspection and certification fees cover only the service booked.

Any remedial works, repairs, or additional services identified during an inspection are not included unless specifically agreed in writing.

Separate quotations may be provided where additional work is required.
